Where a lead starts

Someone looking to buy property in Dubai fills in an enquiry form. The form tells them their details will be passed to a licensed real estate broker who will contact them about that enquiry, and they agree before submitting.

Each lead is one person and one enquiry, with a recorded agreement to be contacted.

We do not buy databases, copy numbers from portals, collect business cards at events or resell old lists. If a supplier cannot show you where a person entered their details, you are looking at a list.

What we keep with every lead

  • The answers the prospect gave
  • The consent wording they accepted
  • The time the enquiry reached us
  • The time we delivered it to you
How consent and DLD rules fit together

What “qualified” means here

A lead is qualified when it matches the published definition for its type and the preferences you set: the lead type, the questions the prospect must have answered, and any filters you asked for, such as an area or a budget range.

Qualified does not mean pre-sold, pre-approved or ready to sign. It means the enquiry is the kind you ordered and each field tells you how much we know.

A lead is a form submission from a real person, with their own words attached. We will not describe it as a qualified conversation, and we do not claim to know how serious a buyer is before you speak to them.

Field by field: what is checked and what is not

A fact does not become verified because someone typed it into a form. This is the default label for each field.

Freshness, duplicates and distribution

Freshness
Every record shows when the prospect enquired and when the lead reached you. No lead is delivered more than 30 days after the enquiry. If the same person enquires again, the brokerages holding the lead see it as a repeat enquiry, not a new lead.
Duplicates
Before delivery we compare each enquiry with everything we have already delivered to you. The same person enquiring again about the same thing is a duplicate and is not charged twice. The same person returning months later with a different requirement is a new enquiry.
Distribution
Package leads are shared with no more than 3 brokerages, and your CRM shows how many have received each one. A brokerage counts once, however many agents it has. Exclusive leads, delivered to you alone, are available as a custom order.
Supply
Every lead comes from people who have already enquired. We do not run campaigns for individual orders, so before you pay you see how many matching leads are available now.

When you get a credit back

Credit back

  • The phone number is disconnected, incomplete or belongs to someone else
  • It duplicates a lead we already delivered to you
  • It clearly falls outside your specification, such as a rental enquiry in a buyer order
  • The prospect denies enquiring and we cannot stand behind the record

No credit back

  • A real person who does not answer
  • A prospect who changed their mind, budget or timeline after enquiring
  • A prospect who chose another broker
  • A lead marked bad more than 7 days after delivery

Mark the lead bad in your CRM within 7 days from delivery and choose the reason. Wrong numbers and duplicates are usually approved straight away; anything else is checked against the record, and you get the credit back or a clear reason. When a credit comes back, the next matching lead is delivered in its place.

Edge cases, answered

How do I know this is not old or recycled data?

Every lead shows when the person enquired and when it reached you, and nothing is delivered more than 30 days after the enquiry. If the same person enquires again, you see it as a repeat enquiry on the lead you already hold.

Are the phone numbers checked?

Every number is checked to be a real, possible number before it is sold. It is labelled confirmed only when the prospect verified it with a one-time code; otherwise it is marked as provided by the prospect.

Is the budget real?

It is what the prospect selected. Nobody has checked their bank balance, and anyone who says they have should explain how. Treat budget as a starting point for your own qualification call.

What if the prospect does not pick up?

A real person who does not answer is not a bad lead, so there is no credit back for that alone. Try at different times of day and by WhatsApp. If the number turns out to be disconnected or belongs to someone else, mark it bad and the credit comes back.

What if the prospect says they never enquired?

Mark it bad with that reason. We check the record of the enquiry and the consent attached to it, and if we cannot stand behind it, the credit comes back.

What conversion rate should I expect?

We will not quote one. It depends on how fast you call, what you can offer and how you follow up, and there is no reliable public figure for Dubai. Start with the smallest package and measure your own.
