What brokers ask before they buy leads
These are the questions we hear most, answered the way we would answer them on a call. If yours is missing, ask us through the contact page.
Where leads come from
Where do the leads come from?
From people who fill in an enquiry form about buying property in Dubai, often about a specific project, and agree to be contacted by licensed brokers. We do not buy databases, scrape portals or resell lists. The consent wording each prospect agreed to is kept with the lead.
Will you run ads for my project?
No. We supply people who have already enquired. If nobody has asked about a project yet, your account tells you before you use any credits, rather than us promising leads that do not exist.
Has the prospect agreed to be contacted?
Yes. The enquiry form tells the prospect that their details will be shared with up to three licensed real estate brokers who may contact them about their enquiry. We keep the wording and the time it was accepted with each record.
How do I know this is not old or recycled data?
Every lead shows when the person enquired and when it reached you, and nothing is delivered more than 30 days after the enquiry. If the same person enquires again, you see it as a repeat enquiry on the lead you already hold.
Quality
Can I see what the prospect actually asked?
Yes. Every lead in your CRM shows the original enquiry word for word: the questions they answered, anything they wrote, the project or area they asked about, and when they sent it.
What makes a lead qualified?
It is a real enquiry of the type you chose, from the projects and areas in your preferences, with every field labelled to say how much we know. Qualified does not mean pre-sold or pre-approved.
Are the phone numbers checked?
Every number is checked to be a real, possible number before it is sold. It is labelled confirmed only when the prospect verified it with a one-time code; otherwise it is marked as provided by the prospect.
Is the budget real?
It is what the prospect selected. Nobody has checked their bank balance, and anyone who says they have should explain how. Treat budget as a starting point for your own qualification call.
What conversion rate should I expect?
We will not quote one. It depends on how fast you call, what you can offer and how you follow up, and there is no reliable public figure for Dubai. Start with the smallest package and measure your own.
Packages and price
How much does a lead cost?
AED 100 per lead in the 40-lead package, about AED 85 in the 158-lead package and about AED 70 in the 357-lead package, all before 5% VAT. The price is the same whatever projects or areas you choose.
Is there a minimum order or a contract?
The smallest package is 40 leads. There is no contract and no subscription: you buy a package when you want leads, and top up whenever you like.
Can I buy exclusive leads?
Yes, as a custom order. An exclusive lead is delivered to you and to no other buyer. Tell us what you need on the custom orders page and we will reply with what we can supply and a price. Either way, a prospect is free to contact other agencies on their own.
I am a solo agent. Is this only for big brokerages?
No. The 40-lead package is made for testing, and plenty of independent brokers start there. The CRM works the same whether you are one person or forty.
Are prices before or after VAT? Do I get a tax invoice?
Prices are before VAT. 5% VAT is added at checkout, and a tax invoice is issued automatically and kept in your account.
Can I pay by bank transfer?
Yes, for the 158 and 357-lead packages. Your account is created straight away and your leads are delivered as soon as the transfer arrives. Card, Apple Pay and Google Pay work for every package.
Do credits expire?
Each lead you buy is a credit, and credits can be used for 12 months from purchase.
What if you cannot deliver all my leads?
If your preferences cannot be filled within 30 days, we suggest wider ones. If you would rather not, we refund the credits we could not deliver at the price per lead you paid.
Who can buy?
Licensed real estate brokers, brokerages, sales teams and developers operating in the UAE. We ask for your brokerage name and licence details at checkout, because prospects were told a licensed professional would contact them.
Delivery and the CRM
How quickly do leads arrive after I pay?
Leads that match your preferences and are already in stock are delivered the moment your payment clears. The rest arrive as new people enquire. Before you pay, checkout shows how many are available now and how long the rest usually take.
Do you check my licence?
Yes, once. The people who enquired were told a licensed broker would contact them. Phone numbers and emails are in your leads as soon as your payment clears; the check runs alongside, usually within two working hours.
Can I choose projects or areas?
Yes. Set them when you buy, or later in your account. For any project you can see how many enquiries are available before you use credits on it. We never relabel a general enquiry as interest in your project.
Can my agents use the same account?
Yes, with no limit on agents. Each one gets their own login. Owners and managers see every lead and hand them out; agents see the leads assigned to them.
How does WhatsApp work inside the CRM?
Press WhatsApp on a lead, pick a message template, and it opens in WhatsApp on your phone or computer, from your own number, with the message written. The CRM logs it so your team can see the lead was contacted.
Can I export leads to my own CRM?
Yes. Account owners can export their leads to a file at any time, for use inside their own brokerage.
Credits back
What happens if a number is wrong or the lead is a duplicate?
Mark it bad in your CRM within 7 days from delivery and choose the reason. A wrong or disconnected number, a duplicate, someone who never enquired, or someone who is not a buyer gives the credit back, and the next matching lead is delivered in its place.
What if the prospect does not pick up?
A real person who does not answer is not a bad lead, so there is no credit back for that alone. Try at different times of day and by WhatsApp. If the number turns out to be disconnected or belongs to someone else, mark it bad and the credit comes back.
What if the prospect says they never enquired?
Mark it bad with that reason. We check the record of the enquiry and the consent attached to it, and if we cannot stand behind it, the credit comes back.
Rules and data
Can my team call or WhatsApp these prospects?
The prospect agreed to be contacted about their enquiry by licensed brokers, and that is the basis you are working from. How you contact them still has to follow UAE telemarketing rules and Dubai Land Department requirements. If in doubt, ask your compliance officer before you start.
Is this allowed under Dubai’s cold-calling rules?
Dubai Land Department prohibits brokers from obtaining owner or investor data unlawfully and from unsolicited contact. A supplied lead is different in kind: the person submitted an enquiry and agreed to be contacted. We explain what the rules say, with links to the official sources, on our compliance page. It is information, not legal advice.
What may we do with a prospect’s details?
Use them to respond to the enquiry they made. Do not resell them, add them to unrelated marketing lists or pass them outside your brokerage. If a prospect asks you to stop, stop, and mark it in the CRM so we can record it for everyone.
